Your Blueprint or Sketch

When you order a floor plan from RoomSketcher, we draw it to match the blueprint or sketch you provide. This can be an architectural drawing, an old floor plan, or even a hand-drawn sketch.

Here's what we need from you to create an accurate floor plan:

  • One file per floor/level/unit – Upload a separate blueprint or sketch for each.
    If your file shows multiple floors or units, we will draw the left/upper one, unless you mark it otherwise.
  • Include at least one measurement – If you provide a hand-drawn sketch that isn’t drawn on square paper, please include measurements for all walls.
  • Mark furniture and fixed installations – For best results, you can also check our Preparation Guide for tips.
  • Supported file formats are JPG, PNG, and PDF.
  • File limits – The uploaded blueprint must not exceed 16 MB or 15,000 × 15,000 pixels.
     

What Are My Options for Furnishing?

RoomSketcher Floor Plans include standard furniture and finishes, as shown in the examples below. You can choose from three different furnishing options when placing your order:

  • Fully Furnished - Rooms are furnished based on their names. For example, bedrooms include bed, the living room has a sofa, and bathroom include fixtures.

  • Furnish as Indicated - The floor plan reflects the furniture and fixed installations shown on your blueprint. Kitchen and bathroom items are only added if they are clearly marked on your sketch or plan.

  • Unfurnished - The floor plan shows just the essentials: doors, windows, and stairs. Kitchen and bathroom fixtures are included only if indicated on your blueprint, but no other furniture is added.

What Measurement Options Do I Have?

You can choose to display the measurements on the outside of your 2D Floor Plans.
 

  • To include them, simply select Outside Measurements when placing your order.
  • Measurements are calculated from the center of each wall.
  • If your blueprint already shows measurements, we will do our best to match the wall measurements.

What Features are Included?

Every floor plan order from RoomSketcher comes with more than just professional 2D and 3D Floor Plans. Here’s what’s included:

  • Editable Project - Along with your delivered floor plans, you also receive a digital project that you can open and edit in the RoomSketcher App. Learn more: Edit Your Floor Plan Order 
  • Free Re-Generation - You can re-generate your 2D and 3D Floor Plans as often as you like for up to 30 days after your order at no extra cost.
  • Unlimited Downloads - Save and print your floor plans as PDF, PNG, or jpg files anytime. Choose from print sizes inlcuding Letter, Legal, and Tabloid size as well as A2, A3, A4.
  • Correction Inlcuded - If we made a mistake, you can request a correction and we’ll fix it. One round of corrections is included, free of charge, within two weeks of delivery. Learn how here Ordering a Correction.
  • Black & White 2D Floor Plan - Pro and Team subscribers receive a black and white 2D Floor Plan - contact us to get your branding.
  • Live 3D - Your project includes Live 3D for a full year. Explore your property interactively in 3D.
  • Share Live 3D - For orders made without a subscription, shareable Live 3D links are included for one year. Pro and Team subscribers can add this feature if needed.
  • Change Colors and Materials on Furniture - You can use the Replace Material feature for a full year.

Important to Know

  • A copied project does not carry over these included features.
  • Pro and Team subscribers always have free 2D generation, Replace Materials, and Live 3D included for all projects.

More Details

Here’s what to expect when you order a RoomSketcher floor plan:

  • Order Notification – You’ll receive an email as soon as your order is ready, with a link to view it in RoomSketcher. From there, you can open, print, or download your floor plans, or edit them directly in the RoomSketcher App.
  • Turnaround Time - Floor Plans are delivered the next business day of placing your order. Exceptions are: January 1, May 1 and December 25. Large or complicated orders may take a bit longer.
  • Measurement Accuracy - Floor plans are drawn as close to the provided measurements as possible, with a margin of error of approximately +/- 2” (5 cm).
  • 3D Wall Cut Height - The standard cut height is 6 ft (1900 mm). RoomSketcher Pro and Team subscribers can change this in their profile settings.
  • Ceiling Height - By default, ceilings are set to 7' 10" (2400 mm). You can change the ceiling height once your order has been delivered.
  • Windows - Windows are standard rectangle and set to standard height above floor. You can change and customize windows after the order has been delivered.
  • Project Size - Standard pricing applies for levels up to 5,000 square feet (500 m²). Additional fees  apply for levels above this size apply. Maximum level size is 10,000 square feet (1000) m².
     

What Is Not Included?

  • We don’t create electrical plans (including adding ceiling lights, outlets, or similar items), emergency plans or HVAC plans.   • We do not deliver sloped ceilings or dormers.
  • We do not deliver multi-story 3D models or elevations of houses, facade drawings, or elevation of interiors (for example, kitchen elevations). 
  • We do not deliver floor plans above 1,000 square meters or 10,000 square feet.

Frequently Asked Questions (FAQ)

How long does it take to get my floor plan?
Floor plans are delivered the next business day. When they are ready, you will receive an email with a link to your finished floor plan.

When do I get my floor plans when I order on a Friday?
When you place your order on a Friday, you will receive your floor plans on Monday.

Can I request special furniture and materials?
Floor plans are drawn with standard furniture and materials. If you’d like something more customized, you can easily adjust these details in the RoomSketcher App once your plan is delivered. Learn here how: Can I Edit a Floor Plan After I Ordered It?

Do the floor plans come with my branding?
Yes, they can! If you’ve uploaded your logo to RoomSketcher, it will automatically appear when you download or print your floor plans using the letterhead format. If you haven’t added your logo yet, or if you’d like additional branding options, contact us, and we’ll be happy to help.

Can I use the floor plan for building permits?
While our floor plans are professional and detailed, we can’t guarantee they meet the requirements for building permits, as these vary widely depending on local regulations. We recommend consulting a licensed architect or building professional to ensure your plans comply with the relevant codes and standards in your area.
